Documents Required If You Are Purchasing

  • A check for your application fee (appraisal and credit report): For 1 unit properties in Massachusetts $300, 2 units $450, 3-4 units $500. For all other states $350 for 1 unit properties, $500 for 2 units and $550 for 3-4 unit properties. Please make checks payable to "BMC"
  • Print and sign your application and Buyers Certification and Authorization form from our web site and include with package
  • Your most recent original pay stubs for all present jobs for the past consecutive 30 day period
  • Copies of last two (2) years W2's and/or 1099's, for all jobs worked during this period
  • Last 12 month canceled rent checks, front and back copies, or signed attached Landlord Verification of Rent form, or family member's letter if living with family member(s)
  • If you choose to include income from child support or alimony include copies of canceled checks showing receipt of payment as well as copy of fully executed divorce agreement approved by a judge, if applicable
  • Your last two (2) monthly bank statements or brokerage account statements, (all pages), for all liquid asset accounts disclosed on your mortgage loan application
  • If needed to qualify; last original statement(s) as evidence of 401K(s) and/or retirement funds
  • Copy of accepted offer OR a fully executed Agreement of Sale/Binder (all parties must sign), including all addenda
  • Copy of earnest deposit canceled check(s) (money given with accepted offer and execution of the Purchase and Sale agreement)
  • Satisfactory explanation letter, with supporting paper trail, documenting source(s) of all large deposits. (1% of loan amount or more, excluding salaried income deposits)
  • Satisfactory proof for liquidation of stocks, bonds, IRAs, 401K plans, pension plans, annuities, insurance policies, etc..., if using money from these sources for a down payment
  • If collecting retirement or social security income; copy of last two (2) most recent checks for Social Security/Pension/Disability income with appropriate Award Letter(s)
  • Copy of free and clear title, or last homeowner's insurance declaration page for all properties without a mortgage lien against them, except the one(s) being financed by BMC
  • Copy of the last RE tax bills for all other properties except the one(s) being financed by BMC
  • If financing a condominium; Name, voice and fax number for condominium association, as well as a copy of the master insurance policy
  • If applicable; copy of full Divorce/Separation Agreement, including Court Order (all pages)
  • If graduated within the past two (2) years, copy of last school transcripts or graduation diploma
  • Legible copy of a government issued picture ID for each applicant (USA Patriot Act)

In addition, if you are a self employed person (you own more than 25% of a company), or if more than 25% of your employment earnings derive from commissions, overtime or bonuses;

  • If working for a corporation, copies of last two (2) years W2's and/or 1099's, for all jobs worked during this period. Copy of last two (2) years 1120's, (complete corporate tax returns including all schedules and K-1s if applicable), signed by appropriate officer(s)
  • Copy of last two (2) years 1040's, (complete personal tax returns including all schedules) signed by you
  • If you own more than 25% of a partnership; copy of last two (2) years 1065's, (complete partnership tax returns including all schedules) signed by appropriate partner(s)
  • You may also need to provide us with a current Profit & Loss Statement, signed by you and prepared in accordance with acceptable accounting principles. We will advise you on this once we receive your application
  • Condominium projects must comply with BMC's condo guidelines. Property must be finished, complete and in good condition. Money back guarantee does not apply to withdrawn or incomplete applications with inaccurate or unverifiable information. An actual commitment to make a mortgage loan will not be issued unless we receive a complete mortgage loan application from you, and we are able to verify that your financial and credit condition at that time and the value and condition of the property you are purchasing satisfy our credit standards.
